House rules for a timber house: quiet hours, stoves, ID

Quiet hours 22:00 to 07:00, stoves lit by staff, no smoking indoors, ID or passport needed for the stay registration. Check-in and check-out times.

Updated 6 Oct 2026

Nhà Sương is a timber house on a slope. Footsteps carry across wooden floors, wet stone steps are slippery, and a fire needs someone watching it. The rules below follow from those three things, and every time is given to the minute.

Times

What When
Check-in 14:00 to 22:00
Early check-in From 11:00 if the room is ready, free; if not, we keep your luggage
Check-out By 12:00
Late check-out Until 14:00 for 200,000 VND when the room is free; not after holiday or Tết nights
Front desk and phone 07:00 to 22:00, every day
Breakfast in the lounge 07:30 to 09:30
Lounge 07:00 to 22:00
Shared kitchen (24 m²) 07:00 to 21:30
Wood stoves 18:00 to 22:00, lit by staff
Quiet hours 22:00 to 07:00

Arriving after 22:00 is possible only if you tell us first: message Ngân and Vinh will open the gate. Nobody is at the desk after 22:00.

Quiet hours

From 22:00 to 07:00, keep voices low, no music outside your room, and go gently on the stairs and wooden floors. On cloud-hunting mornings the car leaves the gate at 04:45; we wake those guests by message, not by knocking.

Wood stoves

  • Three rooms have a wood stove behind glass: Lò Sưởi (Fireside), Phòng Sương (Mist Suite) and Nhà Vườn (Garden House). The lounge has one too.
  • Only staff light the stoves, between 18:00 and 22:00. Please don’t light, open or feed a stove yourself. Call the desk if you want more heat or want it out early.
  • Each stove room gets one basket of wood a night, included in the rate.
  • Don’t dry clothes, towels or shoes against the stove. A stove heats its room, not the house.

No smoking indoors

No smoking in the rooms, the lounge, the shared kitchen or anywhere under the roof. It is a wooden house.

Shared kitchen and breakfast

The shared kitchen is open 07:00 to 21:30. Wash up and wipe down when you have finished. Breakfast for two guests per room is included and served in the lounge from 07:30 to 09:30. Extra adults and children aged 6 to 11 get breakfast as part of their charge; children under 6 do not.

Guests, children and pets

  • Each room takes at most the number of guests shown on its page. An extra adult is 350,000 VND a night (extra bed and breakfast), only in rooms that take a third guest.
  • Children 6 to 11: 200,000 VND a night, breakfast included. Under 6: free on the existing bed, one per room, no breakfast.
  • Children near the stoves and on the steps need an adult with them. Gác Mây (Cloud Loft) has a steep 11-step stair to the sleeping loft, and there are 46 stone steps from the gate to the lounge.
  • Only the Garden House takes pets, under 10 kg, with a 150,000 VND cleaning fee per stay. No pets in the other rooms.

ID and stay registration

At check-in each guest shows an ID card or passport, and the house registers the stay through the official channel required by the residence law. Ngân does this at the desk, for foreign guests as well. If you are not Vietnamese, bring your passport.

According to the business paper Doanh nghiệp và Hội nhập (17 July 2026), from 1 July 2026 Law 118/2025/QH15, amending Article 30 of the Law on Residence, requires tourist accommodation, homestays included, to notify the residence registration authority when a guest stays overnight, through VNeID, the public service portal or stay-notification software. It covers foreign guests too: full name, date of birth, ID or passport number, reason for the stay, dates and address.

We follow the law in force. The paragraph above summarises a news article read on 4 October 2026, not the law itself; if the law changes, we follow the new rules and update this page.

Your ID details are used only for the registration. How we keep data is on the privacy page.

If something breaks

If something in the room gets broken, tell the desk and Vinh will look at it and fix it. We tell you any cost before we charge it.

Deposits, cancelling and date changes are on the booking policy. How to get here, and the steps to each room, are on the location page. Other questions are in the FAQ; to book, go to the booking page.
