These terms apply when you book a room at Nhà Sương. This is a demo site by THE NEXOVA: Nhà Sương, its address at Hẻm 77 Hoàng Hoa Thám, phường Xuân Hương - Đà Lạt, tỉnh Lâm Đồng, and its tax ID 0000000006 are all fictional. No real stay is sold through this site.

Prices

Rates are per room per night and include VAT, service charge and breakfast for two, rounded to the nearest 10,000 VND. Nothing is added at the last step.
Rates change with the season of each night and the day of the week; the full table is on the rates page. For example, Thông Nhỏ (Little Pine) is 850,000 VND on a regular-season night from Sunday to Thursday, and Nhà Vườn (Garden House) is 5,310,000 VND on a Tết night.
Stays of 5 nights or more where every night is low or regular season get 10% off every night. Not combined with peak, holiday or Tết.
The price in Ngân’s confirmation message is the price you pay for that stay.

What a request is

Sending a request (through the booking page, by phone, Zalo, email or a digital assistant) asks us to hold a room for your nights. It is not yet a confirmation.

Ngân calls or messages you on Zalo the same day (07:00 to 22:00) to confirm and send the bank details.
A request nobody acts on is released after 12 hours, and we tell you.
You transfer the deposit within 24 hours of confirmation; after that the request lapses.
Once the deposit arrives, the booking stands under the booking policy.

Payment

Bank transfer only, and only after Ngân has confirmed. The website, the booking form and the booking tools never take card numbers or bank details.
Deposit: 30% of the total in low and regular season; 50% when any night is peak, holiday or Tết. The total covers rooms and extras; the deposit is rounded to the nearest 1,000 VND.
The balance is paid on arrival; for stays with a holiday or Tết night, 14 days before check-in.
Bank details are only ever sent in the confirmation message. If anyone sends you a different account number, call 0963 929 241 before you transfer.

Firewood for the stove rooms is included: one basket a night, lit by staff.

Stoves and stairs: who is responsible for what

We say this plainly because these are the two ways someone could get hurt in a wooden house on a hill.

Stoves. The wood stoves sit behind glass and are lit only by staff, from 18:00 to 22:00. Our part: keep the stove, flue and glass in good order, and light and watch the fire during those hours. Your part: don’t light the stove, open the glass door or add wood yourself, don’t dry things against it, and keep small children back from the glass while it burns. If damage comes from ignoring these, you pay for the repair, and we tell you the amount before charging it.

Stairs. It is 46 stone steps from the gate to the lounge, then 12 to 30 more to your door, and Gác Mây (Cloud Loft) has a steep 11-step stair to the sleeping loft. There is no lift and no step-free route. Our part: state the step count on every room page before you pay a deposit, keep the steps sound, carry your luggage, and warn you when the lane is too slippery for a car. Your part: choose a room that suits your knees and balance, go slowly when the steps are wet, and stay with children on the stairs.

Storms and closed roads

A storm, a landslide closing the passes into Đà Lạt, or an official travel ban: the stay is moved or kept as credit for 12 months, with no cash refund of the deposit. If Nhà Sương cancels, you choose a full refund or a move. Details are in the booking policy.

House rules and complaints

The house rules (quiet hours, stoves, ID, number of guests) are part of these terms. If something is wrong during your stay, tell Tuệ or Ngân straight away so we can fix it while you are still here. After you leave, email contact@thenexova.com; we reply the same day, between 07:00 and 22:00. Your data is handled under the privacy page.
