Đà Lạt at Tết 2027: How Early to Book, Likely Rates

If you want to spend Tết (Lunar New Year) 2027 in Đà Lạt, book in October or November 2026, and in any case more than 30 days before your check-in date, because after that you lose the free date change. The first day of Tết is Saturday 6 February 2027. At Nhà Sương the Tết nights are 4 to 10 February 2027: rates are 1.8 times the regular midweek rate (1,530,000 to 5,310,000 VND a night), the minimum stay is 3 nights, the deposit is 50%, and it is not refunded, but you can move your dates once for free with 30 days notice.

I am Ngân. I answer the phone, Zalo and email for bookings at Nhà Sương, in Vietnamese and English. Since September the three questions I hear most are “do you still have rooms for Tết”, “how much”, and “what if one of us gets sick”. This page answers all three.

Which days Tết 2027 falls on

According to VOV (published 8 August 2026), the proposal agreed for the Tết 2027 public holiday is seven days, from Thursday 4 February 2027 (the 28th of the last lunar month) to the end of Wednesday 10 February 2027 (the 5th day of the new year), pending the Prime Minister’s decision. Our Tết nights match that proposal:

There is no Friday or Saturday surcharge on Tết nights; every night in the window has one rate.

How busy it was last year

Over Tết 2026 (14 to 22 February 2026), Lâm Đồng province had about 925,000 visitors, up about 32% on the year before, including about 62,000 from abroad. Average room occupancy across the province was about 80%, and 3 to 5 star hotels were above 90% on the busiest days. The same report notes that many places cut prices by 10% to 30% to get guests to stay longer.

Those are figures for the whole province, not just Đà Lạt or homestays. They still tell you that booking in January means picking from what is left.

Why book in October or November

• We have eight rooms, one booking per room per night. Only the Garden House has two bedrooms for a family of four. Once that is taken, it is gone.
• 3 nights minimum. Every Tết booking takes at least three nights in a row, so the calendar fills faster than at other times.
• The free date change needs 30 days notice. For check-in on 4 February 2027, that means by 5 January 2027. Book after your own 30-day mark and you cannot move the dates.
• The balance is due 14 days before check-in. Booking early gives you time to plan for the second payment.

Our calendar takes requests up to 365 days ahead, so Tết 2027 nights are already open. The booking page shows the nightly rate, the total and the deposit as soon as you pick dates.

Our Tết rates

Nhà Sương is a homestay that sells rooms, so this table is our own pricing; read it with that in mind. Rates per Tết night include VAT, service charge and breakfast for two. The third column is the shortest stay we accept (3 Tết nights); the fourth is the 50% deposit on that.

Why 1.8 times. It is our choice, not a market rate. A travel blog we read (VietnamSpot, June 2026) says Đà Lạt room prices rise 30% to 50% from late December to early January, and Tết adds another 20% to 40%; it is a secondary source and we treat it as a rough guide only. Our Tết rate is about 38% above our peak midweek rate. In return, we add no weekend surcharge at Tết and do not change prices according to how many rooms are left.

What we do not offer at Tết: the 10% discount for five nights or more (that is for low and regular season only), and late check-out. Every season is on the rates page.

Deposit, cancellation and date changes at Tết

• 50% deposit by bank transfer within 24 hours of my confirmation; after 24 hours the request lapses. We send the bank details in the confirmation message.
• The balance is due 14 days before check-in.
• No refund of the deposit once the booking is confirmed.
• One free date change if you ask 30 days or more before check-in and a room is free on the new dates. Same rate band, nothing to pay; a different band, the difference in rate applies.
• Under 30 days: no refund and no date change.
• Force majeure (a storm, a landslide closing the mountain passes, an official travel ban): we move the stay or hold it as credit for 12 months. If Nhà Sương cancels, you choose a full refund or a move.

A family who booked Tết

Kim Chi’s family from Hà Nội are four: Kim Chi, her husband Long, and two children aged 10 and 6. She needed two bedrooms so the parents and children would not share a bed, a kitchen to cook breakfast on the first morning of Tết, and an answer about cancelling if a child fell ill. She chose the Garden House, checking in Thursday 4 February 2027 and out Monday 8 February 2027: four Tết nights (4, 5, 6 and 7 February).

What she told me: “You said up front that Tết deposits are not refunded but I could change the dates once. It was clear, so I booked.” If a child is ill and she tells us by 5 January 2027 (30 days before check-in), she can move the stay once.

An illustrative story for a demo site; figures are made up. The Tết 2027 holiday was still a proposal on 4 October 2026; we will change this example if the official decision differs.
